Well, after our Friday fun.... Let's get back to business!


Following on from Thursday’s topic of Leveraging; here we go!

As a recap - The key to successful leveraging is – POSITIVE CASH FLOW!

This simply means any income resulting from renting out the property has to cover ALL the expenses as well as the mortgage.  By always following this scenario with real estate investment, your asset/investment will continually earn you residual income month on month.

Now let’s take this one step further! Now that we understand what needs to be done; now you have to formulate a plan to make it a reality and to get that cash flowing.

There are the obvious choices for obtaining funding for your investment property such as the bank, parents, family and friends.  Many people though may not be able to tap into these sources so you may need to look further afield.

In today’s competitive market many developers are trying to gain investors by offering fantastic incentives to their real estate projects.  Investors can and should really benefit and take advantage of these options.  For instance, instead of requiring 20% of the property price as down payment – you may only need 10%.  These options really do make investing more affordable and obtainable for the masses.

There is a world of options available to investors right now – so as I always say – investigate, ask tough questions, get yourself the best deal!
